When buying a block of land, understanding the bushfire attack level (BAL) is crucial to avoid unexpected costs in your build.

What's a BAU? It's a Bushfire Attack Level. All it does is it tells us whether your house is prone to a bushfire event. If your house is in an area where it's got a BAU rating, it just means that we need to build the house out of flame retardant materials to make sure that in the event of a bushfire, your house isn't gonna catch on fire.

Do developers or land agents need to disclose that there's a BAU or a Bushfire Attack Level? In most practices, they will because it's one of the main reasons why people do fall over on lots because it's an undisclosed cost. However, what you'll see is that they're under no obligation to tell you because it's already within the contract itself. In the contract, you'll see that there's a Bushfire Management Plan and that tells you which lots are subject to a BAU rating and what that BAU rating is.
