Step by step

1. A free 15-minute consultation. We learn your situation — visa status, income type, family, deposit, where you want to live — and give you an honest read on what’s achievable.

2. Serviceability and scheme check. We assess how much you can borrow and which schemes apply — including whether you’re a PR using the 5% Scheme, or a citizen who can also use Help to Buy.

3. Full finance approval — before any package. Our finance partners secure your approval first. You never sign for a home you’re not approved to finance.

4. The right package. We match you to a new-build package your income comfortably services — our standard is a 4-bed, 2-bath, 2-car home with a multi-purpose room, the best layout for your family within budget. No upselling.

5. Through to handover. We guide you through settlement (when the land title transfers) and the build stages, all the way to handover (when you get the keys) — often months apart, which is normal.

How your income is matched to the right lender

This is where a lot of value sits, because lender policies vary enormously — and it’s our finance partners who handle the matching:

  • Registered nurses: most lenders count overtime and allowances at 100% — our finance partners match you to one that does.
  • NDIS and support workers with multiple casual jobs: they find the lender that aggregates all your income streams.
  • Community savings and gifts: if your deposit includes a mukando (“rounds”) payout or a gift, they match you to a lender comfortable with how it’s documented.
  • Remittances and dependants: we plan around money you send to Zimbabwe and parents living with you — these reduce capacity but never disqualify you.

The honesty rules we work to

  • You’re fully approved before we place you on any package — never the other way around. Your approval is arranged by our finance partners (licensed brokers).
