The seven things that turn a DIY new home build into a nightmare are almost all timing and coordination problems — and a house and land package is built to remove exactly those. When you buy land and a build as two separate deals, you carry every gap between them yourself. For scale: a $1M new build in QLD can be entered for around $54,500 with a 5% deposit — but only when the deal is structured properly.
The 7 stress factors
1. Land that registers late. You buy a block off the plan, plan your build around a registration date, and it slips by months. A package aligns the build to the land so the timeline is coordinated.
2. Getting the deposit number wrong. Most people budget one deposit and then meet two. A package calculates the entry figure once and correctly: ~$54,500 on a $1M QLD build (~$37,500 in VIC), with the 5% deposit and schemes applied up front.
3. Finance pre-approval expiring. Approvals lapse. A package shortens and coordinates the gap so approval and build start line up.
4. Missing scheme and grant eligibility. The QLD First Home Owner Grant ($30,000, $750,000 cap) is locked in until mid-2030 (2026–27 Queensland Budget); the 5% Deposit Scheme has price caps. A package checks eligibility before you sign.
5. Build costs moving between contracts. A long gap between buying land and locking the build means quotes can change. A package ties the build price in alongside the land.
6. Paying LMI and stamp duty you could have avoided. On a $1M established home you’d face roughly $122,000 to enter — a 5% deposit plus LMI, stamp duty and costs. A new build under the 5% scheme avoids the LMI, and QLD charges $0 stamp duty on new builds — about $67,500 saved. The deposit is the same 5% either way.
7. Being the coordinator of the whole thing. Builder, developer, bank, conveyancer — a package makes the coordination someone else’s job.
