Step by step: what happens when you work with us
1. A free 15-minute consultation. We learn your situation — visa status, income type, family, deposit, where you want to live — and give you an honest read on what’s achievable.
2. Serviceability and scheme check. We assess how much you can borrow and which schemes apply. For South Africans, that often includes confirming whether citizenship unlocks Help to Buy (76% of South African-born residents are citizens) or whether the 5% Scheme is the better route.
3. Full finance approval — before any package. A licensed broker secures your approval first, and our finance partners match you to the right lender. You never sign for a home you’re not approved to finance. This is a core protection, and it’s non-negotiable.
4. The right package. We match you to a new-build package your income comfortably services — our standard is a 4-bed, 2-bath, 2-car home with a multi-purpose room, the best layout for your family within budget. No upselling into a bigger house or a granny flat you don’t need.
5. Through to handover. We guide you through settlement (when the land title transfers) and the build stages, all the way to handover (when you get the keys) — often months apart, which is completely normal.
How your income is matched to the right lender
This is where a lot of value sits, because lender policies vary enormously and the wrong lender can cost you a six-figure chunk of borrowing capacity. Our finance partners — licensed brokers — handle this matching:
- Registered nurses: most lenders count overtime and allowances at 100% — our finance partners match you to one that does.
- NDIS and support workers with multiple casual jobs: our finance partners find the lender that aggregates all your income streams rather than counting only your main job.
- Community savings and gifts: if your deposit includes a stokvel payout or a gift, our finance partners match you to a lender comfortable with how it’s documented.

Brisbane and surrounds — for example, the western Ipswich corridor (Collingwood Park, Redbank, Redbank Plains, Ripley) and the Logan growth corridor. New 4/2/2 packages typically $830,000–$1 million; the 5% Scheme plus Queensland’s uncapped stamp duty exemption removes roughly $55,000–$60,000 of upfront cash. More affordable Victorian corridors — for example, the western, northern and south-eastern growth corridors (and Geelong), where packages frequently sit $650,000–$850,000.
