If you’re an African family wondering exactly what Low Deposit Homes does — and what it costs you — here’s the straight answer. We help first home buyers get into a brand-new home with the smallest possible deposit, by combining the federal 5% Deposit Scheme (5% deposit, zero LMI) with the state grants and stamp duty exemptions, having our finance partners match you to the right lender for your income, and finding you the right house-and-land package. We work across Queensland and Victoria, and a large share of our clients come from the African community — South African, Zimbabwean, Nigerian, Kenyan, Sudanese and South Sudanese families among them. Our finance partners (licensed brokers) review your borrowing capacity and we work to find you the best option — and you’re never placed on a package you’re not fully approved for. Here’s how it works.

What does Low Deposit Homes actually do?

We connect the three things a first home buyer has to get right: the schemes, the finance, and the home.

  1. Schemes — we work out exactly which government schemes your visa and income unlock, so you claim everything you’re entitled to.
  2. Finance — through our finance partners (licensed mortgage brokers), you get a full bank approval, and they match you to the lender whose policy treats your income most generously.
  3. The home — we find you a new-build house-and-land package that fits your budget and your family, in a corridor where the value is real.

Step by step

1. A free 15-minute consultation. We learn your situation — visa status, income type, family, deposit, where you want to live — and give you an honest read on what’s achievable.

2. Serviceability and scheme check. We assess how much you can borrow and which schemes apply — including whether you’re a PR using the 5% Scheme, or a citizen who can also use Help to Buy.

3. Full finance approval — before any package. A licensed broker secures your approval first. You never sign for a home you’re not approved to finance.

4. The right package. We match you to a new-build package your income comfortably services — our standard is a 4-bed, 2-bath, 2-car home with a multi-purpose room, the best layout for your family within budget. No upselling.

5. Through to handover. We guide you through settlement (when the land title transfers) and the build stages, all the way to handover (when you get the keys) — often months apart, which is normal.

How your income is matched to the right lender

This is where a lot of value sits for African families, because lender policies vary enormously and the wrong lender can cost you a six-figure chunk of borrowing capacity. Our finance partners handle this matching:

  • Registered nurses: most lenders count overtime and allowances at 100% — our finance partners match you to one that does.
  • NDIS and support workers with multiple casual jobs: our finance partners find the lender that aggregates all your income streams rather than counting only your main job.
  • Community savings and gifts: if your deposit includes a stokvel, susu, chama, ajo, mukando or sanduk payout, or a gift, our finance partners match you to a lender comfortable with how it’s documented.
  • Remittances and dependants: we plan around money you send home and parents living with you — these reduce capacity but never disqualify you.

The honesty rules we work to

  • We get you fully approved before placing you on any package — never the other way around. Your full approval is arranged by our finance partners (licensed brokers).
  • No upselling. We recommend the right-sized home, not the most expensive one — and never a bigger house or granny flat you don’t need.
  • We tell you the truth about serviceability. If a single income can’t carry a full package, we’ll say so and find the path that works — a lower-priced home in one of Victoria’s more affordable growth corridors, a joint application, Help to Buy (eligible citizens), or the First Home Super Saver Scheme — rather than set you up to be declined.

Popular corridors — and the value they offer

We build across Queensland and Victoria — from the Ipswich and Logan growth corridors in Brisbane to Melbourne’s western, northern and south-eastern growth corridors (and Geelong) — and match you to the area that fits your life, not the other way around. These are examples of where the value is strong, not the only places you can buy.

Brisbane and surrounds — for example, the western Ipswich corridor (Collingwood Park, Redbank, Redbank Plains, Ripley) and the Logan growth corridor. New 4/2/2 packages typically $830,000–$1 million; the 5% Scheme plus Queensland’s uncapped stamp duty exemption removes roughly $55,000–$60,000 of upfront cash. Illustrative $830,000 package: about $45,500 cash in. Other Brisbane growth areas offer comparable pathways.

Melbourne and Victoria — for example, Melbourne’s western, northern and south-eastern growth corridors (and Geelong), packages frequently $650,000–$850,000. Under $750,000 unlocks the full Victorian stack (FHOG $10,000 + stamp duty exemption + 5% Scheme): illustrative $720,000 package, about $30,000 net cash in. Similar value exists in other Victorian growth corridors.

What it costs to start

The initial consultation is free. We’d rather tell you honestly what’s achievable than waste your time.

Frequently asked questions

Does Low Deposit Homes arrange my home loan?
Your loan is arranged by our finance partners — licensed mortgage brokers — who review your borrowing capacity and match you to the right lender.

Do you only work with African families?
No — we work with all first home buyers across QLD and VIC, but a large share of our clients are from the African community, and we understand its situation well — community savings, remittances, visa pathways, healthcare and NDIS income.

Will you put me in the biggest house I can buy?
That’s your call. We’ll recommend a right-sized 4/2/2 home that suits your family and budget — but if you want a larger home and can comfortably afford it, that’s what we’ll arrange.

What if my income can’t service a full package?
We’ll tell you honestly and find the path that works — a lower-priced home, a joint application, Help to Buy (eligible citizens), or a bigger FHSSS deposit.

Can I use my community savings group or a gift for the deposit?
Yes — documented and disclosed. Our finance partners match you to a lender comfortable with it.

Do I have to buy in a particular suburb?
No. The corridors mentioned are examples of where we build and where the value is strong — we build across Queensland and Victoria and match you to the area that suits your work, family and budget.
