Being part of a Defence family comes with a particular kind of housing challenge — postings move you, careers get interrupted, and planning a first home around a service life is genuinely harder than for most households. The good news: a Defence household can combine the serving member’s Defence benefits (DHOAS, and HPAS where it applies) with the civilian first home buyer schemes that the whole family can access, to get into a brand-new home with far less cash than a 20% deposit would need. This guide is for the partners and families navigating it — how the benefits work for your household, and how to plan a first home around a posting life. Low Deposit Homes builds across Queensland and Victoria and helps Defence families buy near where they’re posted.
How the benefits work for a Defence household
The serving member’s Defence entitlements and the family’s civilian first home buyer entitlements combine on the same purchase:
- DHOAS subsidises the home loan interest monthly, based on the serving member’s tier — reducing what your household pays for years.
- HPAS ($16,949 before tax) is available where a permanent serving member buys their first home in their posting location (12 months’ occupancy).
- The civilian stack — 5% deposit with no LMI, the First Home Owner Grant (under $750,000), the state stamp duty exemption, and the First Home Super Saver Scheme — applies to the household as first home buyers.
A note on joint applications: where a property is owned jointly with a non-ADF partner, some Defence benefits can be affected by the ownership share (HPAS, for instance) — so it’s worth getting the structure right from the start. We’ll flag where it matters.
Planning a first home around posting life
The reality of service life shapes the buying decision more than anything else:
- Buying near the current posting keeps HPAS and HPSEA in play and means the home suits your life now.
- If a posting moves the family on, you can keep the home as an investment (DHOAS can continue on an eligible loan) or sell with HPSEA reimbursing posting-driven costs — so a move doesn’t have to mean a loss.
- A build timeline (around 12–18 months for house-and-land) can be planned around a posting so you move into a new home within your time at the base.
For a family, the multi-purpose room in our standard 4-bed, 2-bath, double-garage build earns its keep — a study for the partner working from home, a space for kids, or a guest room for family visiting between postings. We size the build to what the household’s income comfortably services, with no upsell.
Partners’ income and the application
A partner’s income is part of the serviceability picture, and Defence families often have a partner whose career has been disrupted by postings. We work with defence-savvy lenders who understand service-life income patterns, and we get your full bank approval before you commit to a package, so you’re planning with real numbers. If a partner’s employment has gaps from relocations, that’s a conversation to have early — it’s a common situation, not a dealbreaker.
How Low Deposit Homes helps Defence families
We map the whole household’s entitlements — the serving member’s Defence benefits and the family’s civilian stack — arrange your full bank approval before you commit, and link you up with the banks or brokers who’ll handle your application. Then we match you to a new-build package near your posting that suits family life. Book a 15-minute call and we’ll plan it around your service circumstances.
Frequently asked questions
Can my partner and I buy together using the Defence benefits? Yes — the serving member’s DHOAS (and HPAS where eligible) combine with the household’s civilian first home buyer schemes. Joint ownership with a non-ADF partner can affect some Defence benefits’ amounts, so we’ll get the structure right.
What if my partner’s work history has gaps from postings? Common in Defence families and not a dealbreaker — defence-savvy lenders understand service-life income. We’ll plan the application around your real situation.
Can we buy near base and still be covered if we’re posted away? Yes — keep it as an investment with DHOAS continuing, or sell with HPSEA reimbursing posting-driven costs. We’ll help you plan for the next move.
Is a new build a good idea for a family that moves a lot? A new build unlocks the grant and stamp duty exemption, comes with builder warranty, and our standard family layout (4/2/2 + multi-purpose room) suits changing needs. We size it to your serviceability.
